Central Self Storage is located 11 ½ miles north of downtown Phoenix.  It is comprised of 608 units consisting of both climate and non-climate controlled.  There are large residential complexes nearby mostly to the east.  It is currently developed with 16 concrete and block buildings that were constructed in 1972, 1973 and 1989.  There is a total of 76,865 rentable square feet.  This project suffered from lack of professional management and poor market positioning.  Using a combination of professional management and capital improvements this will be an outstanding performer.

Property Summary: American Mini Storage III, also known as Lock N Latch, is comprised of 675 units consisting of climate controlled, non-climate controlled and RV spaces.  All American Property Management has infused this project with $300,000 of equity for capital improvements.  These capital improvements have been completed.  Subsequently, under performing units have been vacated and lease up is underway.  Repositioning of this asset is expected to be completed by Fall 2008.

Storage Depot is a 442 unit self storage facility sitting on 6.57 acres of land in Shreveport, Louisiana.  These numbers reflect improvement through management repositioning and lease up.  The current projection does not include the planned expansion of the project which should significantly improve returns.

The office sits at the end of one of the storage buildings and is 1,200 SF. A total of 53,400 SF of building space is available for storage.
